Painting in Apex

Painting in Apex, done the way the town needs it

Lamar Homes paints exteriors and interiors across Apex and Wake County. Family owned, licensed and insured, and often on the same visit as roof edge and fascia work.

North Carolina's pollen monitoring season starts in late February, and a Apex wall painted at the peak of it picks up a yellow film before the coat has set. Apex subdivisions were cut out of pine woods, and the pines that were left drop needles into every valley and gutter. We work the elevations around the sun and the season rather than painting whatever is in front of us.

Apex grew in bursts, so whole subdivisions went up within two or three years on the same builder-grade shingle and reach the end of their life together. Older siding and trim need scraping back to sound material and priming on bare wood; newer fiber cement and vinyl need washing and the right product. Paint over rotten trim is money spent twice, so we say so at the quote.

  • Wake County, estimates scheduled the same week
  • Five-step prep before any paint
  • Worked around pollen and humidity
  • Honest when paint is not the answer

Painting on Apex homes: what decides the job

  • 01

    The prep decides the lifespan

Wash, scrape back anything loose, treat the mildew, prime bare wood, caulk the joints last. The paint is the cheap part of the job.

  • 02

    Timing in Apex

Late spring through fall, avoiding the worst of the pollen. Apex subdivisions were cut out of pine woods, and the pines that were left drop needles into every valley and gutter.

  • 03

    Apex's siding and trim

Apex grew in bursts, so whole subdivisions went up within two or three years on the same builder-grade shingle and reach the end of their life together.

Deciding on painting in Apex

Cost, time, what is included and what backs it, before you pick up the phone.

  • 01

    What it costs

Quoted by elevation after a free estimate, because the prep is most of the cost and the south and west walls usually need more of it than the rest. One written price covering prep, primer and coats.

  • 02

    How long it takes

An exterior takes a few days depending on size and weather, planned around the pollen season and the humidity. Interiors are quicker. Estimates in Apex are the same week.

  • 03

    What is included

Washing, scraping back anything loose, mildew treated, bare wood primed, joints caulked, then the coats. Rotten trim is flagged before it is painted over, not after.

  • 04

    What backs it

A licensed and insured crew, and an honest answer when paint is not the fix: failing siding or a wet wall gets sorted first.

Permits and paperwork for painting in Apex

Apex is in Wake County and permitting runs through the Town of Apex. State law exempts a like-for-like roof replacement from a permit when it costs $40,000 or less and touches no more than 15 percent of the roof deck. Our Apex roofing page covers the town as a whole, and the painting service page explains how we do the work everywhere.

Painting in Apex: questions

When is the best time to paint a house in Apex?

Late spring through fall, avoiding the peak of the pollen season. Humidity is the other constraint, so we plan elevations around the sun rather than fight the weather.

Do you paint interiors in Apex too?

Yes. Walls, ceilings, trim and doors. Interior work is not weather dependent, so it is often what we schedule around the exterior jobs.

My neighbors are all replacing their roofs. Should I?

Possibly. In neighborhoods built at the same time the roofs also age at the same rate, so it is a fair prompt to get yours inspected. Whether it needs replacing depends on the condition of your roof, not theirs.

Half my street has replaced their roofs. Should I?

It is a fair prompt to get inspected, since houses built together age together. Whether yours needs replacing depends on your roof, not theirs.
