Why roof inspections are so the one that matters

A leak is never where the stain is

Water runs along decking and rafters before it comes through a ceiling, so the damp patch on your plaster is rarely under the hole. Finding the actual entry point is most of the job.

Seal failure is invisible from the ground

Wind breaks the adhesive strip between shingles without moving them. From the driveway the roof looks perfect. From on top of it, you can lift them by hand.

Adjusters work from evidence

If you are claiming, the photographs and measurements matter more than the description. A written report gives the adjuster something specific to price rather than something to argue with.

Age and condition are different things

A fifteen year old roof in shade can have years left. A ten year old roof under pines may not. The only way to know which one you have is to look at it.

Roof inspection questions

How long does a roof inspection take?

Most single-family homes take around 45 minutes to an hour on site. You get the photographs and the written report afterwards rather than a verbal summary at the door.

Do I need to be home for it?

Not for the exterior inspection. It helps if you are there when we walk you through the findings, and it is necessary if we need to look at the attic or at interior staining.

Will walking on my roof damage it?

Done properly, no. On a roof that is brittle with age, very steep, or wet, we fly a drone and pull high-resolution images instead. Judging that is part of the job.

How often should a roof be inspected?

Once a year is a reasonable rhythm, plus after any storm that brought real wind or hail. If your roof sits under trees, the valleys and gutters are worth checking more often.
