Why the inspection is the step that matters
A leak is never where the stain is
Water runs along decking and rafters before it comes through a ceiling, so the damp patch on your plaster is rarely under the hole. Finding the actual entry point is most of the job.
Seal failure is invisible from the ground
Wind breaks the adhesive strip between shingles without moving them. From the driveway the roof looks perfect. From on top of it, you can lift them by hand.
Adjusters work from evidence
If you are claiming, the photographs and measurements matter more than the description. A written report gives the adjuster something specific to price rather than something to argue with.
Age and condition are different things
A fifteen year old roof in shade can have years left. A ten year old roof under pines may not. The only way to know which one you have is to look at it.
Buying or selling
A roof report is one of the cheapest ways to avoid a surprise at closing, in either direction. It tells you what you are buying or what a buyer is about to find.

The catch
Is a free roof inspection really free?
It is a fair thing to ask. A free inspection is a sales visit as well as a survey, and anyone who tells you otherwise is selling harder than we are. What matters is what happens when the inspector comes down off the ladder.
Ours costs nothing whether you hire us or not. There is no call-out charge and no fee for the report. The photographs and the measurements are yours, and you are welcome to take them to another contractor or straight to your insurer. If the roof has years left in it, that is what the report will say.
Before you book
Four things worth asking any roofer
Ask where they are actually based
After a storm, crews follow the weather in from out of state and are gone before the warranty matters. We work from 3700 Western Blvd in Raleigh and have done for years.
Ask for license and insurance
A legitimate contractor will hand both over without being chased. We are licensed and insured, and GAF Certified, which is a manufacturer audit rather than a badge you buy.
Ask for it in writing
A verbal summary at your door is not a report. Photographs, measurements and findings in writing are what an adjuster prices from and what protects you if the story changes later.
Be wary of signing on the day
Pressure to sign while the ladder is still up is the clearest warning sign there is. Take the report, sleep on it, and get a second quote if you want one.

Roof inspection questions
How long does a roof inspection take?
Most single-family homes take around 45 minutes to an hour on site. You get the photographs and the written report afterwards rather than a verbal summary at the door.
Do I need to be home for it?
Not for the exterior inspection. It helps if you are there when we walk you through the findings, and it is necessary if we need to look at the attic or at interior staining.
Will walking on my roof damage it?
Done properly, no. On a roof that is brittle with age, very steep, or wet, we fly a drone and pull high-resolution images instead. Judging that is part of the job.
How often should a roof be inspected?
Once a year is a reasonable rhythm, plus after any storm that brought real wind or hail. If your roof sits under trees, the valleys and gutters are worth checking more often.
