Decking repair is not in this. Nobody can price that until the old roof comes off.
Turn this into a fixed priceWhat moves the number
Roof size, not house size, because a leaning roof covers more than its footprint. Pitch, which costs you on material and again on labor. Shingle grade, where most homes take architectural and designer products run well above it. And whether the old roof comes off, which it should.
The one thing no calculator can reach is what sits under the old shingles. Rotten decking stays invisible until the tear-off, so it gets charged per sheet as found. Ask how a contractor handles that before the work starts.
Reading a quote
Three honest quotes for one roof can differ by thousands, because they are often not for the same work. Check that each names the shingle manufacturer and line. Check whether it is a tear-off or an overlay. Check how decking gets charged, and whether underlayment, flashing and ridge venting are in the price or listed as extras. Then check the warranty covers workmanship, not just materials.
A single number with no breakdown is a guess wearing a suit.
The full cost guide breaks the ranges down by home size.
Roof cost questions
How accurate is this?
It gives a planning range, not a quote. The same numbers drive our on-site estimate, so the real figure should land inside the range unless the decking turns out to need work.
What is left out?
Decking repair, because nobody can price it until the old roof is off. It gets charged per sheet as found. Permits and structural work are separate too.
Does a steeper roof cost more?
Yes, twice over. More surface area than the footprint suggests, and slower work once a crew needs staging.
Is laying over the old roof cheaper?
Up front, yes. It usually costs more in the end. An overlay hides the decking so nothing rotten gets found, it traps heat that shortens shingle life, and the next replacement has two layers to strip.
